As our friends will know, we love a property rich with London history and original features, and 12-18 Theobalds Road certainly delivers on that front. Believed to be one of the first buildings built in the area in c1750, 12-18 Theobalds Road was originally designed as a terraced row of single family residences.
Having later been converted into offices and with many of the original features surviving the Blitz, this Grade II listed 18th Century building has been restored to a standard which highlights these features and makes it the architectural star that it is today.
As you walk around our workplace at 12-18 Theobalds Road, take in the original staircases, fireplaces, cornices, and wall panelling and become your own part of the buildings history by relocating your business here.
Appointing Thirdway Architecture to this project was a complete no-brainer. Having worked previously with Thirdway on some of our warehouse style spaces, they never cease to amaze us with their vision, even with a unique challenge like Theobalds Road.
The building already boasted period features, but Thirdway highlighted them
further by exposing the wooden beams on the very top floor. The team thought they each had their favourite office picked out until the beams came out and now it is simply too hard to choose.
A unique design theme has been applied to every private office suite, breakout space, meeting room, and communal area. No office is the same so our lucky occupiers will be spoilt for choice. There is no flexible workspace offering a different concept per office so we are especially proud of this unique offering in the market.

As there are two staircases in this workspace, we are able to advise a one-way traffic system between the upper floors. The building is c. 16,000 sqft meaning less footfall overall and the largest floor plate is just under 2,000 sqft meaning there is a maximum of just seven companies per floor. At full capacity in the private offices in Theobalds Road we only expect there to be c.150 people compared to a flexible workspace set across a larger floor plate where you will see a footfall of thousands.
The offices accommodate between 2-12 people meaning that they lend themselves nicely to companies looking to split teams across multiple offices going forward in order to reduce exposure to risk.
Each office has opening windows allowing for the preferable fresh airflow during these times but they also have individually controlled air-conditioning. Hand sanitiser stations will be installed into communal spaces and increased cleaning measures will take place.
Situated on the well-connected Theobalds Road, you are within walking distance of Kings Cross, Chancery Lane, Farringdon, and Holborn and you can also reach the West End and Old Street within 5-10 minutes via the bus route directly outside (tried & tested).
Fun Fact. Did you know it is approximately 4000 steps to and from Kings Cross St. Pancras station and our brand new workplace 12-18 Theobalds Road?
That’s right, if you travel into Kings Cross station then this is the perfect workspace to relocate your business too if you are seeking to maintain the fitness levels or daily target of 10,000 steps that were encouraged during lockdown.
Alternatively, if you are running late then there are various direct buses that run between Kings Cross and Theobalds Road in around 5 minutes. You will just have to owe yourself those steps later…
