The Smith has an internal footprint of just under 40,000 square feet, making it one of the largest dedicated flexible office properties in the area. That space isn’t homogenous, though – we’ve split it up into two distinct sections to meet different business needs.
Firstly, there’s around 25,000sqft dedicated to our traditional serviced office offering – providing businesses in the area with a new option for flexible and long-term leasehold arrangements. Choosing an individual office (starting from 50sqft) in this space is ideal if you’re looking for a new permanent base in a prime Kingston-upon-Thames location. All of the serviced offices in The Smith are available with bespoke fit-out and furniture packages, making moving in as simple as possible for you.
The remaining ~15,000sqft is reserved as flexible lounge space for external members to access, with 283 workstations available for everyone from local start-ups to international enterprises. Access to this flexible workspace is available for a single monthly inclusive price of £70 +VAT, covering you for everything from desk use to car-parking. The Smith is situated in the centre of Kingston-upon-Thames’, on the well-known London Road. The central location gives you quick and easy access to all of the local amenities you could ever need – with supermarkets, cafes, pubs, cinemas, and much more in strolling distance. You’re also not far from Kingston’s beautiful riverside for lunch-time or post-work walks.
But it’s not just the local amenities that make the location of The Smith so great. Our central position in Kingston-upon-Thames also means that we’re in close reach of all major transport connections. For rail transport into London and beyond, we’re just an 8-minute walk from Norbiton station and a 10-minute walk from Kingston station.
If you prefer to drive, London Road connects directly to the A3, taking you straight into Central London. Heading the other way, we’re less than a 30-minute drive from the M25, unlocking road connections to the rest of the UK. We have a car park on-site with plenty of spaces, so you’ll never struggle to drive to work at The Smith if you want to.
We completely overhauled and re-fitted The Smith before opening to create a workspace that prioritises wellbeing, productivity, and ease-of-use. A big part of that process was thinking about what internal amenities needed to be built into the design to ensure it was suitable for you – the modern worker.
