Fitzrovia’s feel reflects the area’s long creative history, which makes for a relaxed atmosphere. Architecture studios, media agencies and tech companies have all located here of late, as the creative and avantgarde vibes of Soho seeped north over Oxford Street. It’s an intricate, grid-like maze of horizontal and vertical streets. It feels like on every corner you’ll find traditional London pubs, one-off boutiques and galleries. Our Grade I and II listed buildings give off just the right feeling. It’s pretty central too, with Soho to the south, Marylebone to the north and Euston to the east.

The neighbourhood has always had a slightly bohemian feel – Virginia Woolf, Dylan Thomas and George Orwell all lived here – which is maybe why it now attracts businesses that want to be in the creative mainstream without necessarily needing to be in nearby Soho. Architecture studios, media agencies, tech companies, fashion businesses and a growing number of life sciences firms (drawn partly by the proximity to UCL and the Wellcome Trust) fill the Georgian streets that run between Oxford Street and Euston Road. The gallery scene has grown significantly in recent years too, and the Langham Estate’s cultural programme commissioning public murals, running open studio residencies and curating exhibition spaces in previously empty buildings has reinforced the area’s creative vibe. And as a business-based bonus, Charlotte Street is still one of London’s best addresses for a working lunch.

The two Fitzrovia buildings – Bedford Square on the eastern edge of the neighbourhood and Audley House which is closer to Tottenham Court Road – are a 15-minute walk from one another. Audley House is a Grade II listed building on the corner of Margaret Street, with seven floors of private serviced offices as well as coworking. A glass-fronted entrance leads to a mezzanine and down to meeting rooms and a breakout area. 26-27 Bedford Square are two adjoining Grade I listed Victorian buildings on one of London’s best-preserved Georgian squares. Serviced offices and coworking are available across multiple floors, with meeting rooms and breakout areas. There is also access to the private Bedford Square Gardens.

Location

Great Portland Street, Warren Street and Oxford Circus Tubes cover the Circle, Metropolitan, Hammersmith & City, Victoria, Central and Bakerloo lines. Euston is a 10-minute walk for national rail, with King’s Cross St Pancras a little further.

Tottenham Court Road (Elizabeth, Central and Northern Lines) is equidistant between Audley House and Bedford Square.

Do you have locations across London and the UK?

Yes, we have almost 40 buildings located all across the UK, from Bank to Bond St, from Soho to Shoreditch. Outside of London we also have locations in Glasgow, Birmingham, Milton Keynes and Cheltenham.

If I choose one of your locations can I then work from a different location occasionally?

Yes, you can. Around 13 of our locations have lounges, which means no matter which workplace you choose as your home, you can drop into any of those 13 locations and work from the lounge area. They include Soho, the City, Birmingham, Cheltenham, Farringdon, Shoreditch and many more.

Do all of your locations have meeting rooms I can use?

Yes, every location has at least one meeting room, some of our larger spaces may have 2 or 3. You can see the availability of each room by visiting the our meeting rooms page, and then selecting your preferred location?

Do your locations run on green energy?

Yes, from March 2027 we will begin the transition of our electricity supply to a new green supplier. They provide fully sustainable energy generated in the UK by wind, solar and hydro power.

Are your locations dog friendly?

We know our clients love dogs and we do too. All of our locations are dog friendly. We just ask you to keep them on a lead in our communal areas.

Can I use the gyms in your workplaces?

Private office clients are welcome to use our gym spaces, free of charge. We currently have gym and wellbeing facilities in Colmore Row (Birmingham), Sovereign Gate (Richmond), Jessop House (Cheltenham), Frederick’s Place and Threadneedle St (City of London), plus Connolly Works and Grays Inn Road close to King’s Cross.

Are your buildings listed?

Many of them are listed buildings which have been restored to provide modern workspaces in historic, period buildings.

Is your product and service good?

Yes, we’re very proud of what we’ve created. Our clients sometimes intend to stay with us for a year or so, and often stay for 3 or 4 years until they need a large long-lease office of their own. Our Net Promoter Score is classified as ‘Strong’ and we consistently get 5* reviews on Google across most of our workplaces.

Do you have a partnership programme?

We do yes, across all of our locations we partner with a number of business to bring a benefit to our clients. We have a partnership with Virgin Active where our clients received a 37.5% discount on the monthly membership. We also have a Boutique Emporium app, which gives clients discounts on their day to day purchases and services.
