Along with Docklands to the east, this is probably THE area which has seen the biggest evolution in the last few decades. Once a scruffy end-of-line terminus for its iconic railway stations, it’s now one of the most sought-after business addresses in London. Google and Meta moved here, and a lot of tech and creative businesses were hot on their heels. Universities, research institutions and cultural organisations gave rise to The Knowledge Quarter, and there’s the British Library for added kudos. One of our favourite spots is Pancras Square which is split from nearby Coal Drops Yard, Granary Square and Central St Martins College by the Regents Canal. The neighbourhood’s transformation from place to avoid to place to adore is phenomenal. The aptly named Knowledge Quarter brings together the British Library, the Francis Crick Institute, UCL, Central Saint Martins, the Wellcome Trust, Google DeepMind and the British Museum under a formal partnership of more than 100 academic, cultural, research, and media organisations. That has obviously attracted companies working in life sciences and biomedical research, AI and data science, higher education, media and technology to name a few. The British Library – just a Harry Potter and the Philosopher’s Stone’s throw from the train station – has held the Magna Carta, the Gutenberg Bible and Leonardo da Vinci’s notebook for years. The Crick is the largest biomedical research facility under one roof in Europe, and Central Saint Martins is a globally renowned art and design college whose graduates have shaped contemporary fashion, art and music and include Alexander McQueen, Stella McCartney, John Galliano and Jarvis Cocker. This is a neighbourhood where businesses are reshaping global science and culture.

There are two buildings in the King’s Cross area – Connolly Works on Chalton Street and 175-185 Gray’s Inn Road – which are about 10 minutes apart on foot. Connolly Works is a former leatherworks factory with more than 17,000 sq ft of serviced office and coworking space. Private offices come in various sizes, all furnished with individual AC, while amenities include a gym, showers, a rooftop terrace, meeting rooms and breakout spaces. 175-185 Gray’s Inn Road has an industrial feel with private offices and self-contained floors for small and medium-sized businesses, as well as a members’ lounge with Zoom and focus rooms, soft seating areas, a large roof terrace and meeting rooms.
The area couldn’t be better connected. King’s Cross St Pancras has six Underground lines, as well as national rail services across the UK and the Eurostar to Europe. Euston is a 10-minute walk for services north to Manchester, Liverpool and beyond.

Yes, you can. Around 13 of our locations have lounges, which means no matter which workplace you choose as your home, you can drop into any of those 13 locations and work from the lounge area. They include Soho, the City, Birmingham, Cheltenham, Farringdon, Shoreditch and many more.
Yes, every location has at least one meeting room, some of our larger spaces may have 2 or 3. You can see the availability of each room by visiting the our meeting rooms page, and then selecting your preferred location?
Yes, from March 2027 we will begin the transition of our electricity supply to a new green supplier. They provide fully sustainable energy generated in the UK by wind, solar and hydro power.
We know our clients love dogs and we do too. All of our locations are dog friendly. We just ask you to keep them on a lead in our communal areas.
Private office clients are welcome to use our gym spaces, free of charge. We currently have gym and wellbeing facilities in Colmore Row (Birmingham), Sovereign Gate (Richmond), Jessop House (Cheltenham), Frederick’s Place and Threadneedle St (City of London), plus Connolly Works and Grays Inn Road close to King’s Cross.
Many of them are listed buildings which have been restored to provide modern workspaces in historic, period buildings.
Yes, we’re very proud of what we’ve created. Our clients sometimes intend to stay with us for a year or so, and often stay for 3 or 4 years until they need a large long-lease office of their own. Our Net Promoter Score is classified as ‘Strong’ and we consistently get 5* reviews on Google across most of our workplaces.
We do yes, across all of our locations we partner with a number of business to bring a benefit to our clients. We have a partnership with Virgin Active where our clients received a 37.5% discount on the monthly membership.
