This is a part of London with some serious street creds. It’s a 10-minute stroll to Buckingham Palace, and whichever route you take you’re pretty much guaranteed to pass embassies and government ministries along the way. Belgravia is immediately to the west, the Saatchi Gallery is a mile up the King’s Road and Tate Britain is a similar distance in the opposite direction. As well as embassies and diplomatic institutions, financial, property and professional services locate here, and there is a growing tech and media presence. The area has been home to some serious artists and writers over the centuries too: Mozart composed his first symphonies when he briefly stayed on what is now Ebury Street as a child, while James Bond creator Ian Fleming and Noël Coward happened to live on the same road. Victoria is one of London’s three busiest train stations and is just a five-minute walk away from the building at 7 Grosvenor Gardens. The Victoria, Circle and District Tube lines pass through, and Southern, Southeastern and Thameslink mainline services terminate here with fast mainline connections in and out of London. Victoria Bus Station is directly outside the main train station for local TfL red buses across the city.

Yes, you can. Around 13 of our locations have lounges, which means no matter which workplace you choose as your home, you can drop into any of those 13 locations and work from the lounge area. They include Soho, the City, Birmingham, Cheltenham, Farringdon, Shoreditch and many more.

Yes, from March 2027 we will begin the transition of our electricity supply to a new green supplier. They provide fully sustainable energy generated in the UK by wind, solar and hydro power.
We know our clients love dogs and we do too. All of our locations are dog friendly. We just ask you to keep them on a lead in our communal areas.
Private office clients are welcome to use our gym spaces, free of charge. We currently have gym and wellbeing facilities in Colmore Row (Birmingham), Sovereign Gate (Richmond), Jessop House (Cheltenham), Frederick’s Place and Threadneedle St (City of London), plus Connolly Works and Grays Inn Road close to King’s Cross.
Many of them are listed buildings which have been restored to provide modern workspaces in historic, period buildings.
Yes, we’re very proud of what we’ve created. Our clients sometimes intend to stay with us for a year or so, and often stay for 3 or 4 years until they need a large long-lease office of their own.
