Holborn has the highest concentration of Boutique buildings – five within a 10-minute walk. 2 John Street is Grade II listed with 5,600 sq ft across five floors. It has meeting rooms, breakout areas, bike storage and an outdoor courtyard – and connects to 12–18 Theobalds Road via a secret passage! 5 and 23 Southampton Place are directly opposite each other on a quiet street. Number 5 has a courtyard garden and a shared meeting room for members of both buildings. Both offer fully furnished offices in a range of sizes. Holborn Town Hall on High Holborn is the largest – more than 25,000 sq ft of serviced offices and coworking in a stunning listed building. Offices range from three-person rooms to self-contained floors of around 4,100 sq ft. Amenities include a library, phone booths and breakout spaces. 12-18 Theobalds Road is a row of Grade II listed terraces. In many ways, the area is best explored on foot. Just 5-10 minutes west and you’re venturing into Tottenham Court Road, Soho and the west end. If transport is your preferred method, Holborn, Chancery Lane and Farringdon Tube stations cover the Central, Piccadilly, Elizabeth, Circle, Metropolitan and Hammersmith & City lines.
A little-known fact about Holborn is that the exterior of the tube station and the area around Chapel Market were used in the opening credits of sitcom “Only Fools and Horses”, despite the show being set in Peckham.

Yes, you can. Around 13 of our locations have lounges, which means no matter which workplace you choose as your home, you can drop into any of those 13 locations and work from the lounge area. They include Soho, the City, Birmingham, Cheltenham, Farringdon, Shoreditch and many more.

Yes, from March 2027 we will begin the transition of our electricity supply to a new green supplier. They provide fully sustainable energy generated in the UK by wind, solar and hydro power.
We know our clients love dogs and we do too. All of our locations are dog friendly. We just ask you to keep them on a lead in our communal areas.
Private office clients are welcome to use our gym spaces, free of charge. We currently have gym and wellbeing facilities in Colmore Row (Birmingham), Sovereign Gate (Richmond), Jessop House (Cheltenham), Frederick’s Place and Threadneedle St (City of London), plus Connolly Works and Grays Inn Road close to King’s Cross.
Many of them are listed buildings which have been restored to provide modern workspaces in historic, period buildings.
Yes, we’re very proud of what we’ve created. Our clients sometimes intend to stay with us for a year or so, and often stay for 3 or 4 years until they need a large long-lease office of their own.
