A private office is your own fully serviced workspace within a shared building. It gives your team their own dedicated, secure space to work whilst still benefiting from shared amenities like meeting rooms, breakout spaces, gyms and roof terraces.
Unlike traditional leases, we take care of everything for you – including utilities, cleaning, rates, WiFi, front of house reception and lots more, so you can move in quickly and focus on running your business whilst we take care of everything else.
Our private office clients can also choose to work from any of our 14 coworking lounges and have complimentary use of our gym spaces, too.
Our private offices are typically for teams of two to around 50 people.

A private office can often bring cost savings too, because we take care of all the bills and maintenance, and provide high-quality front-of-house staff.

We make it as simple and transparent as possible. Our website shows the price per month for each available office and the number of desks it can accommodate.
The cost is fully inclusive of the office space, desks, chairs, cleaning, rates and building insurance. You may choose additional options such as meeting room packages, VoIP phones, variable WiFi packages or even alterations to you space which we can quote for separately.
Not at all, we’re transparent.
We don’t take a deposit. We usually charge two months up front, which typically means your final two months with us are rent free.
We have a broad and diverse mix of clients. Across our 40 workplaces, we have more than 1,000 office spaces for businesses of all shapes and sizes.
The sectors they are in vary by location. Our most common sectors are AI (artificial intelligence), accounting, architecture, data science, creative agencies, recruitment, human resources, digital, marketing and property development.
Our spaces are growing in popularity with personal and professional services clients too, who customise the spaces to suit their needs. These are typically in sectors such as psychology, coaching, therapy, physiotherapy, osteopathy and beauty treatments. Our front-of-house teams provide their reception service.
For sure. We have lots of clients who may hire a space bigger than they need and then want to remove desks. We have beauticians, physiotherapists, counsellors and nutritionists who perhaps take a four- or six-person office and then ask us to remove most of the desks so they can bring in their own equipment. This is quite normal for us.
It’s usually very quick. In many cases, clients find their perfect space, agree on contracts and can move in within around two weeks.
Yes, absolutely. We intentionally keep our branding light, so that you can brand your space as you wish.
Yes, our private offices have multiple security features. Communal areas and exterior spaces have CCTV coverage. Your private office comes with either a traditional key or a digital keycard similar to a hotel, which will have access entry levels that are unique to you.
Yes. Our sites are typically staffed from 8.45am to 5.30pm, but your access card provides access to the communal areas and your private office space 24/7. Note: CCTV monitoring is in place in communal areas outside of staffed office hours.
Yes, of course. Our on-site teams will bring mail and smaller parcels to your office.
Yes, our workspaces are dog friendly. Most of our sites provide water and treats too. All we ask is that you keep your dog on a lead in our communal areas.
Absolutely. We have around 40 locations, and you can use our meeting rooms, gyms and roof terraces across all the locations that have them. The full list is on the website. We have coworking lounges in 14 of our locations, which you can also use. Your access card should let you in, but if not just ring the bell and our Workplace team will welcome you in.
Definitely – we all need a good tea or coffee to start the day. Every location has at least one coffee machine in the main kitchen area which is totally free of charge. We also have teabags provided exclusively by Twinings, as well as a range of milks and filtered water. All free.
Of course, we’ll be sure to welcome your visitors. We can make them comfortable and get them some refreshments until you’re ready to receive them.
Yes, we have almost 70 meeting rooms across the UK. Some of our larger offices have their own private meeting rooms built in, whilst smaller offices don’t have dedicated meeting rooms but instead, they have access to shared meeting rooms that can be hired when needed.
We sure do. Colmore Row (Birmingham), Gray’s Inn Road, Connolly Works, Frederick’s Place, Threadneedle St, Sovereign Gate (Richmond) and Jessop House (Cheltenham) all have compact gyms and showers. We also have an exclusive corporate partnership with Virgin Active, which allows private office clients to get a discount of over 37% on the standard Virgin membership schemes.
We have lots of them! Each building has at least one phone booth for private calls. Many buildings have two, three or even four phone booths you can use. These are not bookable; instead, they are free of charge and offered on a first-come, first-served basis.
